2. Settlement & raise money

When buying a house in Beijing, before my wife forced me to settle the accounts, she was afraid of it and did not dare to hope.

My wife is willing to put out all her savings + provident fund + part of the loan, and I am responsible for preparing the rest.

Starting to act, from relatives and friends, to college and high school classmates, to friends for many years, to colleagues in the company, everyone who can speak, 10,000 is not too small, and 100,000 is not too much.

Loan practice:

  • Relatives: Borrow at an annual interest rate of 3%, which will be paid off within 5 years.
  • Friend: Borrowing at an annual interest rate of 6%, pay off within one year.
  • University/high school students: Borrow a loan at an annual interest of 5% and pay off within 3 years.
  • Bank loans: 10% annual interest, 5% early repayment of the remaining principal liquidated damages. A very painful lesson, don’t use it as a last resort.

All loans are lent in the name of individuals, and the income of individuals and lovers, as well as interest and repayment period are stated. It is recommended not to let your parents borrow money for you for this kind of thing. Adults still need to bear their corresponding responsibilities.

3. Viewing & buying a house

Therefore, the entire inspection from February to June, ranging from the North Fifth Ring Road (Huoying, Huilongguan), the South Third Ring Road to the South Fourth Ring Road, the East Fourth Ring Road to the East Fifth Ring Road, and six intermediaries were changed. , I saw no less than 30 houses.

With the inspections of various apartment types, floors, locations, and communities, chatting with intermediaries, learning from seniors who have already bought a house, and screening by multiple conditions, the house image is basically determined.

Because in the process of buying a house, I have encountered a type that only sells the house, is honest but not active enough, is too suggestive, blames others, etc. In a word, I change decisively to those who are dissatisfied with their attitudes, not active enough, and not trusting enough. . Until you find a satisfactory degree in all aspects, it is best to sell the top of the store or even the regional top. In the end, I was looking for a 92-year-old peer who was the top seller in stores and districts. I was very lucky.

To be honest, Lianjia should be the most reliable real estate agency in China, but there are still endless cases of getting a house in Lianjia. (4) Find the target house and negotiate the price

A. Find suitable housing, pay attention to the following points:

(1) All accounts must be removable;

(2) Unsecured house loans (other than mortgages);

(3) There has been no fire or murder in the house; (the fire affects the quality of the house and the house is unlucky)

(4) Neighbors have no neuropathy; (sent to neuropathy in the community, scolding people for half a day every morning, can't control it)

(5) Do not have cockroaches in the house; (Once cockroaches are found, they will never be wiped out)

(6) In the case of limited budget, the target housing must have obvious shortcomings. We must find him, and fully evaluate the pros and cons, whether it is acceptable. After paying the deposit, there is no regret medicine to take.

B. Negotiate the price with the landlord, pay attention to:

(1) Fully figure out the reason why the landlord sells the house; (I almost bought a set of houses to repay the debt, and the account cannot be moved, so I bought it and died)

(2) Look at all transaction prices and average transaction prices of similar houses in the community within one year; (evaluate the price of target houses)

(3) For the house I bought about 3.5 million, the transaction price is generally 200,000 lower than the listed price (when bargaining, try to be lower than the listed price of 200,000 and start talking)

(4) During the price negotiation period, the price increase should not exceed 10,000 yuan each time. Negotiation of money does not hurt feelings. C. Talk about the intermediary fee with the intermediary, pay attention:
