经过筛选,木樨园桥北的价格,基本都是单价3.5万以上,所以直接pass,那就锁定木樨园桥南地铁。 
  
用搜狗地图查看周边小区的二手房信息以后,最后锁定了“珠江骏景”,它分中区、南区、北区三个。 
  
注:中间查了很多小区的价格、成交等信息,主要是用链家和搜房网的房天下查。 
  
经过大量查询,归纳出几个要点: 
1)中区的均价、总价最高,单价基本3.3万以上  
2)北区单价基本3万左右 
3)南区单价有的高有的低,低的甚至出现过2.2万单价!高的也有3.5的 
  
nani!2.2万单价?三环?!!是不是觉得很震撼?现在想在五环内找2万单价的房子都难上难啊,这里居然还有2.2万的!! 
  
然后又查了一下房租,这个小区66平的,基本租金在4000-4600左右,结合这个单价,总体来说还凑合。考虑开了地铁、还有大红门的改造计划,将来这边的环境好点了应该还有上涨空间。 
  
所以,小区锁定,珠江骏景南区,再看链家挂的房源,有180万66平的,虽然说单价算下来2.7万了,但是感觉还可以,至少没到3万啊。哈哈,这不是为我准备的么!直接联系中介,约了看房时间。 
  
  
四部曲:看房签约 
  
上上周的周六,一大早起来带上媳妇儿直奔木樨园那边的链家,看了提前选定的房子。那个周六据说是今年最冷的一天,差点没冻死哥啊。。。 
  
珠江骏景南区的小区内部绿化还是非常好的,还有个大喷泉。房子是个大开间,挺宽敞的。 
  
但是,我也知道了这个房子为什么这么便宜了,因为没有天然气!!这个是硬伤啊。天下没有免费的午餐啊! 
  
算笔账: 
  
月租金算4200, 如果我贷公积金120万30年,一个月月供大概5300左右,而且夫妻两人的公积金都能取出来了,里外里还了房贷之后,比买房钱家庭月到手的钱还多了。 
  
首付的钱虽然也可以拿来投资,但是现在这个环境,投资什么都不放心。。。这个房子可以预见的时候,2017年一定多少会涨一些,我比较容易满足。再次,考虑到害怕年后房子再涨价。所以,就这么就决定了下手。 
  
于是,让中介约来了房东,经过几个小时的漫长等待。房东是个很不错的80后,也很聊得来。在晚上9点前完成了交定金、签约、补充协议等。 
  
  
  
PS:中间有一些小插曲就不讲了. 签约当晚,一晚未眠,主要是这个过程也太快了,大脑有点没反应过来,夫妻两人总是互相问,我们就这么买了房?!  是的。。买了。
