Faced with the innovation and construction of real estate informatization, how to create informatization that conforms to the characteristics of real estate ? How to propose and practice breakthrough innovation challenges ? Faced with these problems, Mr. Chen, CIO of Zhongan Real Estate Co., Ltd., spoke at the FanRuan 2016 Top 100 Real Estate CIO Summit shared above.

I have been doing informatization for nearly 20 years. When I first started doing informatization, I always thought that I was a programmer and a technologist. So the more complex the system, the better, the more technical the better, or the more pleasing it looks to operate.

The best system may not be the most suitable

When it was the first time for a construction enterprise to do informatization, when choosing a system, it was necessary to choose the taller one, and the operation must be complicated. At the beginning, we chose a report, and we chose a well-known foreign report. This report can be traced back. For example, if I click on this record, it can be traced all the way down. Going back and forth, you can sort it arbitrarily. At the time, I felt that this report was very good, but when we actually applied it, we found that it could not be applied at all. To find a business department, the leader's words are very simple. You need an Excel table, which is a table similar to an Excel table . You turn down, turn left and right, and sort down. It's so complicated. . Later, in 2007 , it should be said that it was the first time that we introduced development reports, and we also chose a foreign system. In order to record a data, the business personnel had to go through six steps to record the data, and only after the record could be summarized. The reports that the leaders need to see can’t come out, so we said, after a long time of tossing, it is better to build a reporting system, and the people below fill in the data on it, and it is very simple to directly issue the report. Speaking of such a case, I hope that everyone will not take the same detour, because technical people are prone to make a mistake, thinking that the more complex the system, the better, and the deeper the technical content, the better, but in fact, this is not what the business department wants.

Today I want to talk about the practice of ZhongAn Group's data analysis.

ZhongAn Holdings Group is divided into four major sectors. The first sector is ZhongAn Real Estate, centered on residential real estate, which was listed in Hong Kong in 2007 . The second is our new city in China, which is mainly for commercial hotels and new city development. The third is ZhongAn service, which was planned to be listed last year, and is planned to be listed this year. The fourth block is the financial industry. What I focus on here is some innovations made by our information center in the transformation of functions. Our Zhongan information center may not be the same as the traditional real estate information center, because Zhongan's information center manages systems, processes, operations, and incubation. I often say that our information center is like an old hen, specializing in hatching chicks. The chicks are hatched and mature, and then handed over to a professional team to operate.

Informatization incubates "new forces"

The three things we are currently incubating, the first thing is the crowdfunding house, which is a customized real estate fundraising platform and an Internet platform. The second is our Zhongjiale, which is the aesthetic roadshow center of boutique homestays, which we have now hatched and handed over to professional teams for operation. The third is that we love life. What we have built is the first Chinese community life service provider, which is currently incubating, but has not yet been hatched. So it is still working in our information center.

What is the concept of the entire Chinese community life service provider? You can simply understand it as the O2O of a property . If it is complicated to understand, it is not the same as the O2O of the property . It is to provide the owner of the property with convenient goods and services. What does this service focus on? Services focused on smart living.

For example, everyone will understand that we open the unit door of the corridor for the traditional owner, and the door is opened by sticking a card on it. Then what are we thinking? That is, the owner can not apply for this card, and then open the card through the mobile phone, remotely or in person, so we call it smart access control. On this basis, we want the owner to spend about 500 yuan to see through mobile phones across the country whether there is anyone in front of his house today, whether there is anyone at the gate of the community and the door of this unit, whether there is anyone in the living room of the house or There are elderly people in his family. Is there any condition in this living room? This is what we have achieved so far.

In the future, we dare to think and dare to do

What do we want to do in the future? Now we are cooperating with Nanjing University of Science and Technology to develop a home intelligent robot. In the future, this robot in the home can chat with the old man, tell him when to take medicine, when to listen to music, when to video conference with his child, and when his child wants Teaching, we want to put this into it, so I said that this platform is not the same as the traditional community O2O platform. This is the current basic introduction of our ZhongAn Holdings Group.

Informatization is inseparable from the data foundation

Our current informatization content includes six parts. Just now, we said that the information center of Zhongan is a semi-entrepreneur, an independent accounting entity of a semi-virtualized share. The first one we have done now is the network monitoring system. At present, there are more than 600 monitoring points in our business, but what is the difference between our network monitoring? That is, we combine software and monitoring. For example, we combine the operation system of the project, that is , the contact operation system of P6 , with the actual scene of our project, so that when we hold the monthly operation meeting every month, the leaders will You can open the completion status of each joint and its results, and then display the actual progress of the project on his right side, so that he can intuitively feel that the content of the project report does not match his actual scene, we put Software and hardware are combined in one. What we do in artificial intelligence is the smart door opening I just mentioned, including smart applications in the home, mainly for some convenient applications for customers and owners. The third piece is our internal information system, which is the same as our traditional information system, including our cost marketing, financial integration, and we have the entire information system. The other is our data analysis system. For data analysis, we have made source data and data warehouses from the very beginning, including some data analysis projects. The other is our Internet + , that is, we have incubated three platforms. Another is the intelligent weak current system of our hotel, which is our current informatization content and construction including some basic content.

For the data decision, we mainly do two parts. The first part is the management decision analysis of the enterprise, and the second part is the decision analysis of the project operation. Why split it into two pieces? Because its data sources are different, the first is the management decision-making system of our enterprise, which is for our internal management to see and use. Its data sources come from various information systems, and we The data of the project operation decision is from our external partner data and the data we bought, and part of it is the data we have accumulated. Therefore, the data sources of these two pieces are different, so the analysis tools are also different. So our data analysis is divided into two categories.

Our external data analysis uses Oracle 's complete solution. At present, we extract all unstructured data and structured data into our database through web crawlers and ODM , and then display it through intelligent display reports. come out. This is a fundamental operating principle of our data analysis, including its data sources. Our web crawler is carried out online every day, because we have to accumulate a large amount of data. At present, there are more than 50 terabytes of data in our database . In this large amount of data, we need to filter accordingly.

This is the decision analysis of our enterprise. We have added some improvements on the basis of this set of decision analysis, because our boss proposed whether we can see all our projects through a map, and we can see us on this map. The total assets, total investment, our total loans, and total profits can reflect the entire operating conditions of the company. For example, if you click on a certain project, the profit and loss status and sales status of this project can all be revealed; if you click on each building, the status of each building should also be revealed. Click on each house, and the situation of each house is also fully displayed. Then paired with the economics of the entire company, what is my income, what are my expenses, what are my loans? What is my profit? After the whole extension, he can grasp the basic operation of the company. This is actually the enterprise management we do with informatization.

 Next, let's talk about our basic data. We have been working on the management of source data for two years, and we still think it is not perfect at the current position, because when the data was first counted, it included subjects, employee codes, including contacts, including the entire coding system of customers, including the entire source data system, We spent a lot of time and held N meetings. On the basis of this discussion, we connected the interfaces between the various systems to him, and then because we were the same as many companies at the beginning, we wanted to choose a company that could handle all the systems, so that there was no need to do interfaces. . But when we chose, we found that there is no one in the entire market that can be advanced in all fields. For example, Mingyuan was originally selected because it was prominent in the marketing and cost fields, and Oracle was more prominent in the node, so we initially chose the top three leading companies in each industry in each module for cooperation. But so many systems come out in one difficulty, how to deal with the interface between them. There are more than 100 interfaces in so many systems, and these interfaces are all made by ourselves. The reason why I say this is to tell you that it is actually difficult to do report analysis and source data management, including combining your systems, and it takes a lot of time.


 

Best Practices for Informatization Applications

This is a preliminary report of our big data analysis. It is the feasibility study report obtained by our company's most applied projects. At present, when our company acquires land, the first table that the boss asks us to read is this report, which is the feasibility report of acquiring the land. This table is calculated using our professional analytical tools and our data. The second report is the positioning research report of our project, and it is also a report that we will use after the establishment of our current project department. The third is the feasibility study report of our acquisition project.
